Why do I need an EPC and what is involved in the process of obtaining one?
An Energy Performance Certificate (EPC) is a report on the energy efficiency of a property and is a mandatory requirement for any property being rented or sold. The report includes an energy rating, similar to that found on a domestic appliance, measuring the overall efficiency of the property on a scale of A to G. The report also indicates the potential energy rating should the recommended improvements be completed.
An EPC is required every time a property is put up for sale or for rent. So, a landlord will need one to show to potential tenants and a seller must have one to show to potential buyers. An EPC gives a property an energy rating from A (most efficient) to G (least efficient) and is valid for 10 years.
Minimum Energy Efficiency Standards (MEES) require all properties which are rented out to have an energy rating of at least a band E. I can give additional advice to landlords whose properties are rated lower to add energy improvements to increase their rating to the legal level.
